Heritage Management is seeking an on site Building Superintendent / Maintenance Manager to oversee day to day maintenance, leasing support, and tenant service for our residential and commercial properties at 73 and 69 Milltown Boulevard in St. Stephen, NB.
Position Overview
The successful candidate will live on site and be responsible for ensuring the buildings and grounds are safe, clean, and well maintained, while providing responsive service to residents and commercial tenants as well as supporting the Moncton office requests.
Key Responsibilities
• Handle all aspects of residential unit leasing, including showing available apartments to prospective tenants and coordinating move ins and move outs.
• Act as the primary on site point of contact for both residential and commercial tenants and as a liaison with the Moncton office for all building and tenancy matters.
• Respond promptly and courteously to tenant concerns, problems, and complaints related to their apartments, their office space or the building and property in general.
• Perform minor repairs in apartments, office spaces and common areas, including basic carpentry, electrical, plumbing (such as replacement of tank levers and flappers), and paint touch ups.
• Perform general maintenance in mechanical spaces, including changing filters, greasing motors, and reporting or repairing deficiencies within the properties.
• Maintain the security of the buildings and grounds, with particular emphasis on evenings and weekends. Monitor and maintain the security camera system.
• Carry out lawn care, minor weeding, leaf and debris patrol, and general exterior upkeep of the properties.
• Perform snow removal and de icing on walkways and grounds using company equipment and tools, including nights and weekends as required.
• Clean and prepare rental units after vacancy to ensure they are ready for new tenants, including general property cleanup.
• Fill in for absent janitorial or cleaning staff as needed and ensure cleaners have required tools and supplies, providing oversight of their work.
• Clean storefront windows and other designated glass surfaces as required.
• Conduct monthly inspections of fire extinguishers and emergency lights and perform annual fire extinguisher certification.
• Conduct regular cooling tower maintenance duties.
• Work with contractors, including arranging access, scheduling, monitoring work, and ensuring adherence to safety guidelines and protocols.
• Purchase materials and supplies as needed to complete maintenance tasks within approved parameters.
• Collect and calculate laundry revenue on a monthly basis.
• Act as facility manager and perform any other related duties that may be required from time to time.
• Maintain valid certification on: First Aid/CPR, Fire Extinguisher Inspection.
Qualifications
• Experience in building maintenance, commercial and residential property management, or a related trade.
• Strong customer service skills and the ability to maintain positive relationships with tenants, colleagues, contractors, and vendors.
• Ability to perform basic repairs (carpentry, electrical, plumbing, painting) and operate maintenance tools and equipment safely.
• Good organizational and communication skills, with the ability to prioritize tasks and respond to emergencies promptly.
• Availability to work evenings and weekends for building security, snow removal, and emergency response as required.
• Clean criminal background to qualify for Federal Clearance Certificate.
Compensation
An on site apartment at 73 Milltown will be provided in exchange for building superintendent and leasing duties, with additional compensation and/or arrangements reflective of the combined superintendent and maintenance manager responsibilities (to be discussed with shortlisted candidates).

Candidates should; be fit for duty daily and pass drug and alcohol testing, have a clean class 5 driver abstract, be able to work away from home for extended periods of time, demonstrate a positive attitude, be self-motivated, be reliable, and be flexible.
Hours of work will vary with lots of opportunity for overtime.
Positions vary from rotational to shirt work, day or night shifts
Tickets required (however if you do not have these, MSS offers training at a reduced rate if hired)
