One of our high school staff members will be going on maternity leave starting April 14. We are looking to fill that position for the rest of the school year. The courses being taught are Art, Biology 20 and Math 20-3. We are a private Christian school located in Sylvan Lake. We teach the Alberta Program of Studies from a Christian worldview. Our high school classes sizes range from 4 students to 10 students per class.

POSITION SUMMARY:
a) Perform, or where third-party providers are necessary, arrange preventative maintenance on building mechanical, plumbing, electrical, life safety, elevators / escalators and roofing systems. Respond in a timely fashion to tenant service requests, to ensure a comfortable and safe environment for the building occupants and their invitees, as well as for the preservation and efficiency of the building systems.
b) Attending to the grounds (landscaping, sidewalks & parking areas, exterior signage, litter pickup, etc.) ensuring a clean, professional presentation at all times.
c) Respond promptly to after-hours emergencies.
WORKING CONDITIONS:
Day primarily spent in the mechanical & electrical rooms and exterior of properties, daily travel between properties and occasionally to suppliers, periodic rooftop work and heavy lifting from time to time.

SIGNING AUTHORITIES:
Emergencies as set out immediately below aside, up to $500 provided the expense is captured in the approved operating budget. Any expenditure in excess requires approval.
KEY RESPONSIBILITES:
Customer Service
· Timely tenant service request response (service measure: accept and contact tenant within 30 minutes and if delays are unavoidable, notify the tenant), while ensuring procedures are adhered to and reasonable tenant expectations are being met.
· Follow up on past calls to ensure customer satisfaction.
· Notify Operations Supervisor and relevant Property Manager of any issues they ought to be made aware of.
Operations
· Complete regularly assigned Preventative Maintenance Program assignments for all properties.
· Complete daily, weekly, monthly and annual Building Operator Functions, and adhere to the “As Required” Duties and Responsibilities as set out in the property management binder provided to you, and as may be updated from time to time.
· Report any serious deficiencies discovered promptly to the Operations Supervisor and relevant Property Manager. Follow up on such matters to ensure issue is addressed.
· Conduct regular and thorough inspections and execute and/or coordinate repairs as required, on all site mechanical, electrical, and HVAC/BAS systems and related equipment including, but not limited to, water treatment, boilers, heat pumps, roof top units, air conditioners, etc., on daily/weekly basis and complete record logs to ensure equipment is maintained in good working order. It being understood, all such work is to be completed by the Building Operator to the fullest extent possible, outsourcing only those aspects/tasks which are outside the knowledge, skills and abilities of the Building Operator.
· If applicable, maintain records of all test results and additions or adjustments made in a water treatment program.
· Regularly inspect grounds areas of the site and perform or arrange for necessary curative action.
· Coordinate with outside contractors as required, ensuring all safety and security regulations are complied with including communication with other affected company departments, tenants, service providers, governmental authorities and the like.
· Participate in rotating on-call schedule. Respond promptly to after-hours emergencies while on-call.
· Inspect and document the nature and condition of tenant construction areas prior to, during and following construction to ensure building codes, construction regulations and safety procedures are being respected and that the integrity of the building systems is maintained.
· Regular vacancy inspection reports filed for all vacancies in the assigned portfolio.
· Active participation in any safety meetings with staff and / or contractors.
· Timely completion of incident reports.
· Assist in the creation of annual capital and operating budgets.
· Assist in the completion on building condition and/or environmental reports for the properties managed.
· Any other lawfully assigned duties.
EMERGENCIES - Act Then Inform:
Respond to critical emergencies affecting life safety or that may cause property damage 24/7 and carry out necessary repairs to rectify the issues in a timely manner. Report incident to Operations Supervisor and Senior Property Manager at the first opportunity.
MINIMUM EDUCATION/EXPERIENCE REQUIRED:
· High School Diploma.
· Valid Alberta driver’s license.
· Valid Alberta 5th class Power Engineering certificate/equivalent or working towards such.
· At least three (3) years hands-on experience with and sound knowledge of the general maintenance of office and retail building systems.
· Understanding of operating and capital budgets.
· Understanding of building pneumatics.
· Ability to read and interpret mechanical/electrical plans.
· Knowledge of Occupational Health and Safety Act.
· Knowledge of the Safety Codes Council.
· Knowledge of Workplace Hazardous Materials Information System (or training to be provided) and First Aid/CPR training.

Scope:
The successful Heavy Duty Mechanics are responsible for the safe troubleshooting and repair of various types of heavy mining equipment. This includes Wiggle Wagons, Haul Trucks, Dozers, Graders, & Excavators. The Mechanics will form part of a larger maintenance team strategically working to support the maintenance plan. Wage for Class 1 driver is $32.87 per hour depending on experience.
Responsibilities :
Deliver and pick up general TL or LTL freight in a timely and professional manner
Ensure all documentation is accurate and complete
Adhere to all safety policies, guidelines and procedures
Maintain assigned schedule
Assist with loading and unloading of your trailer as required

The TPS position requires someone with a systematic and methodic approach to numerous logistical tasks, self-sufficiency, organization, attention to inventory detail, ability to maintain the exceptional condition of all bike equipment and the desire to create a great working environment with Trip Leaders and global operation teams.
